Olivenhain, one of five communities comprising the city of Encinitas, was established in 1885 by a group of German-speaking immigrants. Today Olivenhain is known for its rural atmosphere: winding two-lane roads, rail fences, horse trails and beautiful country homes on half-acre plus lots.

Residents prize their country atmosphere, and have passed a "Dark Skies" policy limiting outdoor lighting, allowing an unparalleled view of the evening sky. Streetlights and sidewalks are rare here, but small citrus and avocado groves are plentiful. The horse trails winding throughout Olivenhain provide riders with a quiet and scenic ride. Nearby equestrian facilities and arenas attract hundreds each year to ride and show their horses.

Olivenhain real estate is in high demand. Formerly an agricultural area, the open fields and hillsides have been subdivided into spacious lots of half-acre or more that today hold large custom homes. The area is particularly appealing to families looking for a little more space in a wholesome country atmosphere with excellent schools.

Recent selling prices have averaged $1.7 million, with prices ranging from $670,000 up to $2.8 million. A few custom home sites still remain in Wildflower Estates, a gated Olivenhain community with lots from 1.5 to 5.5 acres in size. At the opposite end of the spectrum, there are also condos and townhomes in Olivenhain � but they are few and far between, and are snapped up quickly when they come on the market. Condo prices range from the low $500,000s to the high $600,000s.

Olivenhain schools are among the best in San Diego County, overseen by the Encinitas Union School District. Many parents are drawn to the area just so their children can attend Olivenhain Pioneer Elementary School, and finish at the prestigious San Dieguito Union High School.

West Village Shopping Center is Olivenhain�s main retail center, comprised of specialty restaurants and cafes, art shops, boutique stores and other retail services. The area is also close to the shopping and services of both Encinitas and Carlsbad, making it easy for residents to fill their needs and retain their rural setting.
