Miles of rolling hills, moderate climate and nearness to the Pacific Ocean, mountains, deserts and countryside, make Spring Valley an ideal southern Californian community. Located just 12 miles east of downtown San Diego, Spring Valley is the county�s largest unincorporated community, offering a small town flavor to its 100,000 residents.

Spring Valley�s terrain includes hillsides and valleys, allowing for terrific views from many homes. Spring Valley real estate ranges from townhomes to executive homes, and even larger properties for enjoying horses, livestock and rural community life. The average price for a three-bedroom home is $450,000, although the range is from the high $300,000s to over $1 million, depending on the location, size and age of the home. Excellent buys are available on townhomes and condominiums, with condo prices starting at just under $200,000 for a one-bedroom unit. Mobile home parks for families and seniors provide very affordable living.

Spring Valley homes are commuter-close to downtown San Diego, with just a 20-minute commute via Hwy. 94. Spring Valley is bordered by La Mesa and El Cajon to the north, Jamul and Dulzura to the east, Sweetwater and Bonita to the south, and Paradise Hills and Lemon Grove to the west. Within Spring Valley's boundaries can be found a variety of smaller communities - Casa de Oro, Rancho San Diego, La Presa, Dictionary Hill, Mt. Helix, and Bancroft.

Spring Valley children attend La Mesa-Spring Valley District schools and Grossmont High School which rank between the 60th and 90th percentile in the state. Community collaboration has been crucial to many Spring Valley successes, including construction of a family health center and a beautiful new library. Construction is now underway on a shared-use gymnasium and youth center. The Spring Valley Community Center, which offers a range of services from senior adult lunches to a preschool and summer camps, is also the site of the Spring Valley �It�s How We Live!� healthy lifestyles fair, an annual event celebrating good health and a great community. Fireworks for the entire community are held at the community center each 4th of July.
